Old Lexington Road Subdivision is Ill-Planned

Neighbors say a subdivision proposed for Old Lexington Road is too high density. Developers are attempting to gain an extra density bonus by clustering 104 homes on a 129 acre tract. Half of this acreage may be at or below flood plain level. With the added development, there would be nowhere for the increased runoff to go. The attorney for the developer is saying that adjacent properties are already zoned RS-20; this is in fact not the case, as all properties directly adjacent to piece in question are currently zoned AR. Shoal Creek Farms is one of the nearby subdivisions zoned RS-20 and its lot sizes are from 2 to 5 acres.

Neighbor Carlos Rodriguez-Feo hopes that others will become aware of what is going on. Rodriguez-Feo says,"Over the 20 or so years on at least 4 or 5 ocassions I have had to open up the lower pastures in order to allow the livestock to higher ground as my lower pastures have been 6 to 7 feet under water. My lower fencing has had to be replaced several times due to flooding. Of grave concern to me is that the amount of concrete and asphalt being requested and required for more than 100 units would greatly increase the incidence of flooding and the severity of these floods....far downstream...This would also probably increase the amount of erosion in these bottoms as floods became more prevalent."
